38% of Dallas homeowners are considering a bathroom renovation — more than any other home remodeling project. Dallas bathroom remodeling is a highly competitive space, and it’s important you select the right provider.

Why is bath renovation so popular in Dallas-Fort Worth? It’s the best opportunity to improve your home’s value with an interior remodeling job. (You can recoup nearly 50% of the job cost! We’ll cover that data in more detail later.)

Besides the ROI, you’re guaranteed to spend time in your bathroom every day. It needs to be a relaxing, peaceful place — not a cluttered mess you hate to see. The right contractor reestablishes serenity in your bath design.

HOMR reviewed service data, license status and customer reviews for hundreds of Dallas renovation contractors. We selected one to be our featured partners for bathroom remodeling projects — R&M Remodeling and Repair Resource.

The Data & Research: Why You Should Trust Us

We scheduled and oversaw 4 Dallas bathroom remodeling jobs in the last 12 months. These bathroom projects included walk-in shower installs, tile replacement, vanity and tub installs, painting, and brand new plumbing and drain work.

How We Selected the Top Dallas Bathroom Remodelers

HOMR doesn’t view bathroom remodeling as a niche project. It requires as much broad knowledge and expertise as a full addition. We eliminated any Dallas remodeler without an established network of quality subcontractors  — plumbing, electrical and HVAC subcontractors should be on call to handle any potential issues

Next, we eliminated any general contractors without proper licensing, insurance, and current knowledge of the Dallas residential building code. An unlicensed remodeling contractor is an open invitation for failed inspections, fines from City Hall, and project shut downs.

Third, we eliminated any service providers that don’t provide clear estimates and pricing options. Any reports of vague estimates or “outside the norm” pricing are huge red flags in bathroom renovation — contractors have far more information about labor and material costs than homeowners. An honest GC shares this information with you.

Quotes and estimates need to be as concrete as possible for bath renovations — you need to know what materials are being used and how long the job will take. A contractor who blows by their budget is clearly unaware of material prices and labor hours.

HOMR prefers a bathroom renovation company whose staff lives and works in the Dallas Fort Worth area. Our final decision point gave preference to individuals who have personal, longtime familiarity with Dallas residential contracting.

Red Flags

🚫 Confusing and Hard to Understand Contracts

🚫 Going Far Over Scheduled Timeframes

🚫 Pricing Above or Below Market Standards

🚫 Inability to Source Subcontractors (Plumbing, Electrical, HVAC)

🚫 Unfamiliar with Dallas Building Code

Did You Know?: The top 2 complaints about Dallas bath renovations lodged with the Better Business Bureau are about confusing contracts and delayed timelines. Be sure to ask your DFW remodeling contractor for transparent pricing and clear, concrete deadlines for work to be completed.

Our Picks for Dallas Bathroom Remodeling Companies

HOMR selected 2 Dallas bathroom remodelers as our featured partners. We like their reliable service history, clear pricing data, and trust within the DFW community.

Fastest Growing Remodeler: R&M Remodeling Services

Why We Like Them: You don’t get a 3 month backlog of work without doing something right. R&M Remodeling Services is a 5-year-old company with an impressive history of repeat and referral business. They’re easily available via phone to discuss any aspect of your project.

Non-Negotiables: Raul and Margarita are well connected with a set of local subcontractors to handle any plumbing, electrical and HVAC work needed in your bathroom. Their pricing is in line with current DFW standards.

Most Versatile Remodeler: Repair Resource

Why We Like Them: Scott makes sure his team is diverse and skilled. And that’s important — a simple bath remodel can get tricky in a hurry if you uncover surprise plumbing or HVAC issues. Repair Resource is well-connected with the right subcontractors to handle any situation.

HOMR also values Repair Resource’s decade of Dallas area experience. They’ve provided quality results on every Dallas bathroom remodeling project we’ve presented to them.

Non-Negotiables: Simply put, there isn’t an aspect of your bath renovation that Repair Resource can’t handle. Need a wall moved? Check. Expert electrical and plumbing subcontractors? Check. A bit of exterior work or a full on bathroom addition? They’ve got you.

Dallas Bathroom Remodeling Data (2023 Update)

Typical Scope of Dallas Bathroom Remodeling

“Dallas homeowners are asking for bathrooms — it’s the most popular ask overall,” says Scott Bolin of Repair Resource. “The jobs themselves have shrunk to more small-scope projects.”

Dallas homeowners are choosing to handle bath renovations in stages, mainly due to the increased cost. Bathroom renovations can cost over $200 per square foot, compared to $80-125 per square foot for other areas of your home.

These are 5 typical upgrades that local homeowners make to their bathrooms:

  • Replace Vanities and Sinks. A new sink or vanity area is a cheaper way to change your bath design without paying for a full remodel. Select a vanity that allows more walking space in your bathroom, or a double sink vanity for your master bath.
  • Upgrade Bathroom Flooring. Our featured providers like vinyl “faux hardwood” flooring for bathroom renovations. It’s entirely waterproof, prevents slips, and doesn’t need to be glued down. This flooring type costs about $5 per square foot.
  • Repaint Bathroom Walls. Dallas homeowners choose a new coat of paint as a quick way to update their bathroom. It’s a popular choice because painting doesn’t require a permit, and a handyman can be called.
  • Upgrade Bathroom Tile. Like new paint, installing tile doesn’t require a permit in Dallas. Updating your shower or wall tile gives a bathroom new life.
  • Shower Finish Upgrades. This is a popular small remodeling project for master bathrooms. Install wall jets or a rain shower head to get that “spa feeling”.

Dallas Bathroom Remodeling Cost

The average mid-range Dallas bathroom remodeling project costs $24,000-$25,000. This figure represents a total renovation of a full bath with permits, change of floor plan, new fixtures, tile, finishes, and plumbing and electrical subcontracting work.

A full gut renovation of a master bath is more expensive, as it involves stripping the room to the studs and subfloor. You’ll need architectural services, blueprints, and a professional designer. Some examples of a gut renovation include:

  • Transitioning from a Tub Shower to Walk-In Shower
  • Moving Drains and Plumbing
  • Significant Floor Plan and Layout Changes

Expect to add 20-25% to the cost of a normal “rip and repair” bath remodeling job if you need a gut remodel.

An average small scale DFW bath remodel costs less but can still deliver a big impact. Some simple “look and feel” changes to your bathroom freshen up the space without making costly plumbing, HVAC or layout changes. Here are some examples:

  • Changing Vanities and Fixtures
  • Changing Flooring
  • Repainting or Tiling

You’ll still pay $200+ per square foot, but a smaller scope and a shorter project equals a much smaller bill.

Dallas Homeowners’ Top Bathroom Remodeling Questions

Over 2,000 people search Google for information about Dallas bathroom remodeling and renovation every month. HOMR found 5 of Google’s most asked questions about Dallas area bath remodeling — here are the answers.

What is the average cost of a bathroom remodel in Texas?

The average cost of a Texas bathroom remodeling project in 2022 was $24,750 (Zonda Media). The average Dallas bathroom remodel job cost $24,000 that year.

The cost difference grows when we look at various types of bathroom renovations. Full bathroom additions cost $2,800-3,000 more in Dallas than the rest of Texas. Upscale bath remodels with high-end finishes cost $2,200 more in the Dallas-Fort Worth metroplex.

Why is Dallas more expensive? The cost of living is higher, which drives up labor prices. Dallas also requires more documents from City Hall to begin a remodeling project, as we’ll discuss next.

Do you need a permit to remodel a bathroom in Dallas?

According to Dallas City Hall, a permit must be issued before you “erect, construct, enlarge, add to, alter, repair, replace, improve, remove, install, convert, equip, use, occupy or maintain a structure or building service equipment.”

TLDR: If you’re changing the floor plan of your bathroom, replacing or improving any bathroom components, or installing a new sink, bathtub, shower or toilet, you should get a permit.

If your bathroom remodeling job doesn’t require any structural changes, you may not need a permit. We suggest contacting Dallas City Hall to make sure, because getting caught without a permit leads to stiff fines.

What’s the most expensive part of a bathroom remodel?

The most expensive bathroom remodel jobs involve a change in your layout and floor plan. You’ll need a city permit, blueprints, and a contractor for structural changes.

Once that’s done, you’ll likely need both a plumber and electrician to reconfigure your pipes and wires for the new layout. An HVAC subcontractor may also be called to improve your ventilation. Homeowners can easily spend over $10,000 to change their floor plan — before accounting for fixtures and finishes.

If you aren’t changing your floor plan, the most expensive part of a standard bathroom renovation is moving a toilet. Expect to pay $2,500-$3,500 to re-route your plumbing, as well as a potential extra fee to re-connect those pipes to the sewer.

How much does a bathroom remodel affect home value in Dallas?

In 2022, a bathroom remodeling project in Dallas recouped 48.9% of its cost. This beats the Texas state average of 43.2%. Nationwide, homeowners who invested in a bathroom remodel recouped 46% of the cost.

TLDR: For every $100 Dallas homeowners spend on a bath remodel, they make back almost $50 in cost. That’s $5.50 more than your Texas neighbors.

Dallas bathroom remodeling projects are a better investment on average than elsewhere in the United States. And the more important the bathroom is to your home, the better your return becomes.

Zonda Media reports the average Dallas master bath renovation recouped nearly 66% of its cost in 2023. By comparison, a powder room or half bath returned 40-45% of its value.

Is a Dallas bathroom remodel more expensive than other renovations?

Yes. Due to the scope of work and need for multiple subcontractors, Dallas bathroom remodeling projects cost substantially more per square foot than remodeling other areas of your home.

The average Dallas bath remodel costs $200+ per square foot. Compare that to $80-$120 per square foot for most rooms of your home, and roughly $140 per square foot for kitchen remodeling.

Conclusion

The best Dallas bathroom remodelers deliver more ROI than any other renovation job in the area — who wouldn’t love a 50% improvement on their bathroom’s value?
